  • I use Laser tape measures. Specifically Leica Disto D2’s and Bosch Blaze 400 for larger buildings or exteriors. All models are built on site as well.

  • As much as you want. I offer any level of as-built, from basic floor plans to full on materials used. I typically will have what I call invasive and non-invasive as-builts. A non-invasive survey means the as-built is drawn and we only list what is obvious or can readily be seen without any tools or touching the building. An invasive survey means that we may need to cut into sheetrock or open walls using tools to determine materials used in the structure or to find hidden structural details that need to be noted and incorporated into the as-built report.

  • Yes. But keep in mind that I need cooperation from the tenant. They need to be informed of what is being done and why. If they are a business of any type, consideration must be made so as not to impact them. Any and all arrangements with the tenant is your responsibility. And if they are renting a home, then the same general principals apply.

  • Timing depends on my work load at the time you reach out to me. Size of the project, complexity, accessibility to the building are all factors.

  • Typically no more than two hours. Travel time is added to pricing. So at some point, it becomes too cost prohibitive if I have to drive too far. Most of my jobs are within an hour of my office, but I don’t mind driving further.
